Boundary Surveys

Boundary surveys are used as a tool to determine boundaries between properties. In Arizona, the survey must adhere to the "Arizona Minimum Standards" as defined by the Board of Technical Registration, the licensing body that all Arizona Registered Land Surveyors are licensed through.

Land Boundary Law is quite intricate and has many nuances that a Surveyor must be able to understand, correctly interpret and apply in order to deliver an opinion as to where a common boundary line lies. In addition to these Laws, surveyors must weigh and interpret monumentation and occupation evidence found in the field, along with obtaining research of previous public and private land records. After which, he must compare all sources of evidence for use in his final interpretation as to where the boundary lines lie.

The approach to completing a boundary determination is different from Property-to-Property, and without field measurement and observation a boundary line cannot be determined with any certainty.

Main purposes for a Boundary Survey, and when you should obtain one:

If you are buying or entering into a contract to purchase Property. If you are planning on building fences, walls or other structures on your Property. If you are having a dispute as to the location of a lot line. If you need your Property corners located or reset. If you are only concerned with the perimeter conditions of the Property.

Note: Use extreme caution in relying on "Property Location Services" in any of these cases. They are not Registered Land Surveyors and are not held to the same legal standards that Surveyors are. The cost of obtaining a correct survey from a Registered Surveyor is much less than defending yourself in court or moving your newly built wall or building.
